Office buildings buy in two rhythms: the steady replacement of common-area restroom parts and inspection-driven fire equipment, and the burst of a tenant improvement where an architect specs everything at once. Powder-coated steel partitions remain the default commercial spec, with stainless or phenolic for Class A lobbies. Washroom accessories, recessed extinguisher cabinets, Grade 1 closers, glass markerboards for conference rooms, and day-use lockers for hoteling round out the package. We stock the standard specs and quote the rest.

Compliance & specs: Common-area restrooms follow the 2010 ADA Standards: at least one 60" wide accessible compartment (604.8.1.1), grab bars at 33"–36" AFF (604.5), mirrors with the reflecting surface no higher than 40" AFF above lavatories (603.3), and dispensers with operable parts between 15" and 48" AFF (308). Extinguisher cabinets in corridors may project no more than 4" from the wall between 27" and 80" AFF (ADA 307.2), which is why recessed and semi-recessed cabinets are the office standard. NFPA 10 sets extinguisher size and travel distance; NFPA 101 and IBC Chapter 10 govern egress door hardware.
